The development is village's first new subdivision since 2006. The last time more than 40 new housing units were constructed in Lemont was in 2008, according to village officials.

The Lemont Village Board approved preliminary plans for the subdivision in September 2009. Last year, McNaughton Development sold the site to M/I Homes, a national homebuilder that until recently had primarily built homes in the eastern region of the United States.

Final plans for Briarcliffe were approved by the village board in April. M/I Homes filed site development and building permit applications shortly after, and have already broken ground on model townhomes.

As of mid-May, seven permits have been issued for new home construction in Lemont, according to village officials. That figure is expected to climb through the end of the construction season.

"We've got a real positive thing going on right now with new businesses and residential development," Mayor Brian Reaves said.
